As we head into the fall market, buyers have more time to consider their options, while well-priced and well-presented properties continue to attract attention.
The latest detailed Shuswap/Revelstoke statistics available for July showed:
• Single-family benchmark price: $747,500
• Townhouse benchmark price: $547,900
• Apartment benchmark price: $426,200
• Average residential sale price: $786,054
• Active listings: 1,144
• Average days to sell: 58 days
• Shuswap waterfront sales year-to-date: 28
August statistics for the wider Interior region point to a seasonal slowdown. Single-family sales decreased 24.6% from July, while new listings declined 22.6%. Homes took an average of 73 days to sell—about 20% longer than in July. Prices, however, remained relatively stable.
Mortgage update: The Bank of Canada held its policy rate at 2.25% on September 2. This provides some short-term stability for variable-rate borrowers, although fixed mortgage rates can still change based on bond-market conditions.
What does this mean?
For buyers, the fall market may offer more negotiating room and less competition—but attractive, correctly priced properties can still sell quickly.
For sellers, pricing according to current conditions is essential. Buyers are cautious and comparing properties carefully, so preparation, presentation and a realistic pricing strategy matter.
