Common Seller Mistakes I See After 20 Years in Real Estate

Selling a home is one of the biggest financial decisions most people make. It can also be an emotional process, especially when the home represents years of memories, family milestones, and hard work.

After 20 years of helping homeowners buy and sell real estate throughout the Shuswap, I have seen many successful sales — and I have also seen some common mistakes that can make the process more stressful or impact the final outcome.

My goal as a Realtor® is not just to list your home. It is to help you make informed decisions, prepare properly, and create the best opportunity for a successful sale.

Here are some of the most common mistakes I see sellers make:

1. Overpricing Based on Emotion

One of the hardest parts of selling a home is separating emotional value from market value.

You may have spent years improving your property, creating memories, and making it your own. Those things are important — but buyers determine value based on current market conditions, comparable sales, location, features, and demand.

A home priced too high may:

  • Miss the attention of serious buyers
  • Sit on the market longer
  • Lose momentum
  • Eventually require price reductions

The right pricing strategy from the beginning helps attract the right buyers.

2. Waiting Too Long to Prepare

Many sellers wait until they decide to list before thinking about repairs, cleaning, and organizing. This can create unnecessary stress.

Small projects can add up:

  • Touching up paint
  • Replacing outdated fixtures
  • Repairing minor issues
  • Organizing storage areas
  • Completing unfinished projects

Starting early allows you to make thoughtful decisions instead of rushing.

3. Spending Money on the Wrong Improvements

Not every renovation will increase your home’s value. Some sellers spend thousands of dollars upgrading areas that buyers may not value as much.

Before investing in improvements, ask:

  • Will this appeal to today’s buyers?
  • Will I recover the cost?
  • Is there a simpler way to improve the space?

Sometimes cleaning, decluttering, and proper presentation create a bigger impact than a major renovation.

4. Ignoring Small Details

Buyers notice the little things.

A burned-out light bulb, dripping faucet, damaged trim, or messy entryway may seem minor, but several small issues together can affect how buyers feel about the home.

A well-maintained home gives buyers confidence.

5. Being Unprepared for Showings

I understand that living in a home while it is for sale is not always easy. Keeping everything ready for showings can feel like a lot.

However, buyers need the opportunity to see your home when they are available.

Helpful habits include:

  • Keeping surfaces clear
  • Making beds daily
  • Having a quick cleaning routine
  • Planning for pets during showings

The more accessible your home is, the more opportunities you create.

6. Not Disclosing Important Information

Honesty is always the best approach when selling a home.

Whether it is a past repair, a known issue, a well or septic concern, or another property detail, providing information upfront helps build trust and reduces surprises later.

A knowledgeable Realtor® can help you understand what information needs to be shared and how to properly present it.

7. Choosing a Realtor Based Only on the Highest Suggested Price

It can be tempting to choose the Realtor® who tells you the highest listing price. However, a successful sale requires much more than a high price estimate.

Consider:

  • Experience
  • Marketing plan
  • Local knowledge
  • Communication style
  • Negotiation skills
  • Understanding of your goals

The right Realtor® should provide honest advice, even when it is not always what you want to hear.

8. Letting Emotions Take Over During Negotiations

Selling a home can be emotional, especially when buyers comment on things you have loved about your property.

Remember that buyers are evaluating a purchase, not criticizing your home. Their questions and concerns are part of the process.

Having an experienced Realtor® help you navigate negotiations can make a big difference.

9. Not Thinking About the Next Step

Many sellers focus only on getting their home sold but forget to plan for what happens afterward.

Consider:

  • Where will you move?
  • What is your ideal timeline?
  • Do you need to coordinate buying and selling?
  • Are there items you should start sorting now?

A good plan can make the transition much smoother.
